A boutique eight-storey residential building in the heart of Majan — a low-rise, design-led address from the developer behind RAW District and Wynwood Horizon. Register early to receive the price list, floor plans and payment plan the moment they are released.
The Vault is Imtiaz Developments' newest residential project in Majan, set within Wadi Al Safa 3 on the Dubailand side of Sheikh Mohammed Bin Zayed Road. Rather than chasing height, the building keeps to eight storeys — a scale that typically means fewer neighbours per floor, shorter lift waits and a more private, residential feel than the tower blocks that dominate much of Dubai.
The project has been registered under a dedicated project company, Imtiaz Vault Real Estate Development, which is the standard Dubai structure for keeping each off-plan development's finances ring-fenced. As of September 2026 it sits at the planning stage, so the developer has not yet published a price list, unit sizes, payment schedule or completion date.
That gap is actually useful for early buyers: registering now generally puts you first in line for allocation, floor and view selection once the official launch happens.
Eight reasons buyers are shortlisting The Vault before the price list is even out.
Majan is a designated freehold zone, so buyers of any nationality can hold full title.
Off-plan instalments are paid into a regulated escrow account tied to construction progress.
Just eight storeys — fewer units, calmer common areas and a more private daily experience.
A full basement level keeps cars out of sight and the ground plane free for landscaping.
Majan has four veterinary clinics and three community parks within walking distance.
On the E311 corridor with quick links to Al Khail Road, Dubai Hills and Downtown.
Pre-launch registrants typically secure first allocation before public pricing settles.
Imtiaz handles architecture, construction, interiors and joinery in-house.

The building's own facilities cover daily wellness and family time, while an already-established community fills in the rest.
Plus Remal Mall Majan and Midtown Central Majan for everyday shopping, a pilates studio and a neighbourhood bakery.
Majan runs alongside Sheikh Mohammed Bin Zayed Road (E311), bordered by Al Barari, Living Legends, Falconcity of Wonders and Arabian Ranches 3. You're close enough to reach Downtown in about 20 minutes, yet far enough to escape its traffic and noise.
Approximate drive times in normal traffic.
Good to know: Majan has no metro station yet, so daily life here is car-based. In return you get easy parking, quick highway access and two airports within about half an hour.
With no official price list yet, the surrounding community is the best way to set expectations. These benchmarks help you judge launch pricing when it arrives.

Indicative starting rate per sq ft for studios in Majan. Smaller units usually carry a higher per-foot price.
An established community with 6+ new launches in the pipeline — good for services, but it also means more rental and resale competition.

Indicative only. Admin charges vary by unit value and developer; annual service charges are additional. Confirm all figures with the developer before booking.
Founded and led by CEO Masih Imtiaz, Imtiaz Developments has been registered with the Dubai Land Department since April 2016 under Developer No. 1129. What sets it apart is vertical integration — architecture, construction, interiors, joinery and aluminium work are all handled within the group, giving it tighter control over design quality and delivery.
Its Dubai portfolio spans design-forward projects that have helped shape the brand's reputation for character-driven buildings.
A large share of Majan buyers are Indian residents and NRIs. Here's what to plan for before you remit funds.
Resident Indians can send up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme. Couples can combine limits for a joint purchase.
Banks collect Tax Collected at Source on overseas investment remittances above ₹10 lakh a year. It isn't an extra cost — it's adjustable against your income tax or refundable.
The UAE has no personal income tax. Resident Indians pay Indian tax on rent and capital gains and must declare the asset in Schedule FA; NRIs generally aren't taxed in India on these gains.

Imtiaz hasn't released pricing yet. As a reference, ready one-bedroom apartments in Majan traded around AED 1,400 per sq ft in August 2026. Register your interest to receive the official price list on release.
Both are still to be announced. The project was at the planning stage as of September 2026. We'll share the schedule with registered buyers as soon as the developer confirms it.
Yes. Majan is a freehold area, so buyers of any nationality can own property outright, and off-plan payments go into a regulated escrow account.
Add the 4% Dubai Land Department fee plus admin charges to the price. For example, on an AED 800,000 unit the DLD fee alone is AED 32,000, bringing you to about AED 832,000 before smaller admin costs and annual service charges. Try the cost estimator above.
Dunecrest American School (3 min) and GEMS Winchester School (5 min) are the closest schools. For weekends, IMG Worlds of Adventure and Global Village are both under 10 minutes away.
Majan was launched in November 2006 by Mizin, the property arm of Tatweer, and positioned as the "Downtown of Dubailand" across roughly 16.5 million sq ft. Development slowed after 2008, and the master plan was later revised to allow smaller plots — which is why it now has a diverse mix of mid-size buildings.
The main one is transport: there's no metro station, so a car is practically essential. There's also no hospital or golf course in the community — the nearest golf is at Dubai Hills and Arabian Ranches.
More projects bring more shops and services, but also more competition for tenants and resale buyers. Once The Vault's handover date is confirmed, compare it against nearby completions to judge timing.
Majan is a popular area for pet owners, with four vet clinics and three parks close by. Building-specific pet rules will be confirmed in the community guidelines.
Pre-launch registration is free and carries no obligation. Share your details and an advisor will send launch pricing, floor plans and the payment plan as soon as they're released.
